Margarita’s Villa III is one of five autonomous villas set on a 10,000-square-meter estate, surrounded by olive groves with views of the mountains and sea. Each villa is designed to ensure complete privacy from the others. Margarita’s Villa III is ideally located between the center of Chania and the town of Agia Marina, close to several sandy beaches. The villa spans 177 m² across three levels and can accommodate up to six guests in its three bedrooms. Ground Floor The ground floor features an air-conditioned independent studio apartment with a private entrance. This area offers a spacious bedroom with a king-size bed (1.75 x 2.00 m) and direct access to a large terrace and the pool area. It also includes a living room with a sofa bed that can accommodate two additional guests, a kitchenette with a dining table, and a bathroom with a shower. First Floor Upon entering the villa on the first floor, you will find a spacious open-plan area with a living room and kitchen. The living room is air-conditioned and furnished with a large sofa, a 50” satellite HDTV, a fireplace, and an office area. Large sliding doors open to a balcony with outdoor furniture and beautiful sea and mountain views. The fully equipped kitchen includes an indoor dining area and high-quality fixtures and appliances, as well as two balconies—one leading to the outdoor dining table, barbecue area, and pool. There is also a WC on this floor. Second Floor The second floor has two air-conditioned bedrooms, each with an en-suite bathroom with a bathtub. One bedroom has a king-size bed (1.75 x 2.00 m) and two private balconies—one with mountain and sea views, and another with mountain views. The second bedroom has two single beds (1.00 x 2.00 m), which can be joined to create a double bed (2.00 x 2.00 m).

The villa covers 270 m² and is spread across four levels, accommodating up to 10 guests. Ground Floor The ground floor features two bedrooms. One bedroom is furnished with two single beds that can be joined together, and includes air conditioning, a ceiling fan, and its own kitchenette. The second bedroom has a king-size bed. This floor has a private entrance from outdoors, providing additional privacy for guests, and is also accessible via stairs from the first floor. First Floor Upon entering the villa on the first floor, you will find a spacious open-plan area that includes the main dining area, living room, and a fully equipped modern kitchen. The living room is air-conditioned and features two sofas, a 52-inch satellite HDTV with streaming services, a fireplace, and an office area. The kitchen is equipped with high-quality fixtures and appliances, as well as a smaller dining table. Large balcony doors in both the dining and kitchen areas lead to the terrace, which provides access to outdoor dining, the pool, and barbecue areas. There is also a WC on this floor. Between the first and second floors, there is a laundry room with a washing machine. Second Floor The second floor has two bedrooms, accessed via a stairway with a fixed children’s stair gate. The air-conditioned living room features a large sofa, a 40” satellite HDTV, a fireplace, and an office area, and provides access to the pool area and terrace, which is furnished with outdoor furniture and offers stunning mountain and sea views. The fully equipped kitchen, with high-quality fixtures and appliances, is bright and includes a dining area. Two balcony doors provide access, one leading directly to the pool area. Second Floor The second floor has two air-conditioned bedrooms, each with en-suite bathrooms featuring showers. One bedroom offers a king-size bed (1.70 x 2.00 m) and a private balcony with mountain views. The second bedroom has two single beds (1.00 x 2.00 m) that can be joined to form a double bed (2.00 x 2.00 m). This room also features a ceiling fan and a private balcony with mountain and sea views.
